Price per acre to lease mineral rights for natural gas exploration in Texas?

I own a fraction of mineral rights of a land and just received an offer to lease out for 3 years. Valueing that are 450.00 per hectare and a 1 / 8 of the profit for royalty. I wonder if this is a fair offer.
